1979 XS1100 Special Stripped Down w/Title

Any one need a stripped down 1979 XS1100 Special frame with an unknown motor? Has rear wheel and front wheel with parts missing. Bare handle bars. No wiring harness. Been stripped of most parts. I do have a title. What do you think it is worth?
No carbs.
